Things that affect your maximum mortgage

Your Income

Your maximum mortgage is largely determined by your income. We take into account your salary and any other structural components such as vacation pay, year-end bonus, and commission.

Other Financial Obligations:

Your current financial obligations are also taken into consideration, as it can impact the maximum mortgage amount you qualify for. This includes things like personal loans, web store credit, and credit card installments.

Future Retirement Income

If you’re 57 or older, we also factor in your future retirement income to ensure that your mortgage will be affordable after retirement.


Alimony received is added to your income, but only for the period in which it’s received. Alimony paid, however, will be deducted from your income.

Fixed-Interest Period

Choosing a fixed-rate period shorter than 10 years can result in a lower maximum mortgage amount.

Property Value

The value of the property you’re looking to purchase is also taken into account. You can borrow up to 100% of the value or 106% to include energy-saving measures. Some lenders may offer a lower percentage for those who have only recently moved to the Netherlands.

Nationality and Residence Permit

If you’re from outside of an EU member state, Norway, Iceland, Switzerland, or Liechtenstein or have a temporary residence permit, you may be eligible to borrow a lower percentage of the house value.

Currency of Salary

If you receive your salary in a currency other than Euro, we take currency risk into account by first converting it to Euro and then using 90% of that income to calculate your maximum mortgage.
