- Valid identification document (passport or ID card).
- Residence Permit (if applicable): If you are a non EU-citizen, you will need to provide a valid residence permit.
- Existing Mortgage Details (if applicable): Information on your current mortgage (lender, loan amount, outstanding balance, start date).
- If you are employed, provide your most recent payslip (not older than 3 months) and optionally, a completed employer’s statement (not mandatory) obtained from your employer (not older than 3 months).
- Self-Employed Individuals: Complete financial statements for your business(es) for the past three years and the complete income tax returns for the past three years. If you are a director of a company, include your latest payslip and annual statement.
- Age 57 or Older: In addition to your current income information (employment or self-employment), provide your pension details, such as a summary from ‘mijn pensioenoverzicht.nl.’
- Spousal Alimony (if applicable): Details of any spousal alimony received or paid (if applicable).
- Existing Loans: The latest statement for any personal loans or revolving credit facilities.
Mortgage Advice
Once you have reached an agreement with the seller on your desired property, the mortgage advice phase begins. In collaboration with your mortgage advisor, you will develop a personalized financing plan, followed by the application for a mortgage offer. In addition to the documents provided in Phase 1, you will also need to submit the following:
- Marital Status Documentation: Marriage certificate and/or prenuptial agreement (for married couples or registered partners with an agreement), cohabitation agreement (for unmarried couples), divorce settlement, extract from the civil registry, and divorce decree (for divorced individuals).
- Proof of Funds: Documentation demonstrating sufficient personal funds to cover additional costs associated with the property purchase.
- Self-Employed Income Verification: An income statement prepared by an external party, validating your income (required for self-employed individuals).
- Signed Purchase Agreement: The fully executed purchase agreement for the property.
- Property Valuation Report: A valuation report for the property being purchased.
- Bridging Loan (if applicable): If you require a bridging loan, provide the valuation report for your current property or the municipal property valuation report (WOZ tax assessment) and an overview of the selling costs associated with your current property. If the current property is already sold, bring the sales agreement.
- Renovation Plans: Recent renovation valuation report for the new property (specifications defined by lender) and a detailed breakdown of renovation costs, such as a comprehensive quote from a contractor. If a quote is unavailable, provide a clear specification of the planned renovation.
Finalizing the Mortgage
Congratulations, your mortgage has been approved, and it’s time to visit the notary to finalize the mortgage agreement. Make sure to bring your passport for identification purposes. Additionally, a translator may be present during the meeting if needed.
